Our own concept is roughly inline with the Te Ture Whenua Maori Bill.
Please read our disclaimer below.
Kāinga Whenua is a more recent innovation from the government to assist whanau wanting to build on multiple-owned Maori land but requiring funding for the building.
This flyer sets the process out in simple terms. Kāinga Whenua Loan For Individuals
This will require a permit, Te Kākano will help guide you through the process. Your whanau, family, or marae trust will need to be on board and we will help organise a hui to explain the process. There is funding available for marae upgrades through Oranga Marae and so Te Puni Kōkiri will be the first port of call and we can help with that.
Next add a lounge, bedroom and wardrobe. See the yellow circled part of the picture. If it is under 30m2 then a permit shouldn’t be required if there are other residential dwellings on the property however the building must be built to the NZ building code. We do recommend you consult your local council if you have any doubts.
You are now starting to build a village.
Te Puna Kōkiri can help individuals, whānau, hapū, iwi and rōpū with Māori Housing Support funding.
Te Puna Kōkiri can provide grants for supporting the following aspects of building new homes on the Whenua. Feasibility assessment grants, infrastructure grants (capital grants) and grants for a percentage of the vertical build of rental houses.
Next, add either a single bedroom or conjoined bedrooms with wardrobes as seen in the picture. Again, if it is under 30mtrs, up to current code, and overseen by a Licenced Building Practitioner then, our understanding is, no permit is required however the building must be built to the NZ building code.
All our buildings are designed by an architect, the construction is overseen by a Licenced Building Practitioner and our electrical installation fit-out is signed off by a Certified Electrician.
Now your village is growing. At some stage, you may want to join all the buildings together with a deck.
As finances allow your whānau might want to erect a cover over the whare iti and turn it into a Papakāinga village.
Yes, we can help you connect with a finance company to finance cabins up to $100,000. This funding is in the form of a personal loan via a 3rd party finance company and is *Subject to special conditions.
Step 4:
Call us to day. 027 292 7099
* Special conditions include, credit check, financial capasity and any other criteria the finance company may require.
*Note: Our Papakāinga concept does not necessarily line up with or fit, under TPK or the Kāinga Whenua interpretation of Papakāinga and their funding model but this is our potential solution to the current housing crisis. (Kiwi bank housing loans are for houses 50m2 plus).
Our model is aimed at whānau who have a little funding and need some help to get into housing as soon as possible. The above cabins are transportable and built on piles so can be removed sometime in the future if necessary?
Please ensure you seek independent professional assistance and consult with your local council before embarking on any building projects.
